There are some air conditioning problems that seem to occur over, and over from home to another. These problems can often time be avoided through attention by the property owner, and by being a part of a maintenance program.
- Water leaks – Air conditioning systems are self-contained for the most part. Condensation does occur, so there is water formed that needs to be removed. Most systems have a drain pan located beneath the air handling unit, located in the attic or in a closet. Systems are designed for the condensation to gather in the drain pan, and then allowed to exit the system and the home through a series of drainage tubes. Because dirt and other matter will also collect in the drain pan, the tubes will sometimes become clogged. Once that occurs, the water cannot drain away, and will continue to accumulate in the pan, until the water overflows. If not resolved, the water will continue to cause damage to the adjacent walls, ceilings, and floors.
